This checklist is designed for letting agents to ensure that Gas Safety Certificates (CP12) comply with the Gas Safety (Installation and Use) Regulations 1998. Use this guide when reviewing certificates from engineers to confirm they meet all legal requirements.


  1. Engineer Details

☐ Engineer’s full name, Gas Safe registration number, and signature are present.

☐ Company name, address, and contact details are correct.

☐ Engineer’s registration is valid and covers the correct type of work (domestic/LPG etc.).


  1. Date of Inspection

☐ Certificate date is within the last 12 months.

☐ Next due date diarised to avoid expiry.


  1. Landlord / Property Details

☐ Landlord’s name and address are correct.

☐ Rental property address (including flat/apartment number) is accurate.


  1. Appliances Tested

☐ All gas appliances in the property are listed (boiler, hob, fire, water heater, etc.).

☐ Confirmation that each appliance has been tested and is safe.


  1. Results of Safety Checks

☐ Test results recorded for each appliance (pressure, flue, ventilation, etc.).

☐ No appliances marked as ‘At Risk’ or ‘Immediately Dangerous’.


  1. Defects and Remedial Action

☐ Any defects identified are clearly noted.

☐ Recommended or required remedial action is recorded.

☐ Confirmation that remedial works have been completed if applicable.


  1. Pipework & Installation Checks

☐ Gas tightness test carried out.

☐ Visible pipework inspected and condition noted.


  1. Expiry / Validity

☐ Certificate valid for 12 months from inspection date.

☐ Copy provided to tenant within 28 days of inspection.

☐ New tenants receive a copy before moving in.


  1. Common Pitfalls to Avoid

• Missing appliances (e.g. unused gas fires).

• Incorrect address (landlord’s home vs rental property).

• Expired certificates (ensure continuous cover).

• Engineer registered but not qualified for specific appliances (e.g. fires).
