Thank you for notifying us about the presence of rats at the property. We take such reports seriously and have reviewed the matter carefully.


When you moved into the property in December [Year], the check-in inspection confirmed that there were no signs of rats or other vermin present. The property was handed over in a clean and habitable condition.


As the tenancy has been ongoing for several months and the issue has arisen since your occupation began, responsibility for dealing with this type of pest problem ordinarily rests with you as the tenant, in line with your tenancy agreement.


That said, the landlord wishes to take a constructive approach. The landlord has agreed to:- Arrange for any identified entry points to be filled to help prevent reoccurrence.- As a gesture of goodwill, cover the cost of treatment if you report the issue to the Local Authority’s pest control service.
