We believe professional letting agents should operate as long-term property management and compliance partners for landlords rather than simply transactional intermediaries.
Our intention is not to create hidden charges or unnecessary administration costs, but to ensure that professional management services remain commercially sustainable while maintaining high standards for landlords, tenants, and managed properties.
All fees shown below are inclusive of VAT.
Working in Partnership
Successful property management relies upon constructive collaboration between landlord, tenant, contractor, and agent.
Our role is to help landlords navigate increasingly complex legal, operational, and compliance responsibilities while supporting professional and respectful tenancy relationships.
Where additional specialist work may give rise to separate charges, these will normally be discussed and agreed in advance wherever reasonably practicable.
Our Management Approach
Our management service is designed for landlords seeking ongoing professional oversight, compliance coordination, operational support, and long-term asset management.
We do not offer limited or partial management services where this may compromise compliance oversight, communication standards, or operational effectiveness.
Full Management Service

12%–18% of the contractual monthly rent
(subject to minimum monthly fee)
Suggested Minimum Monthly Fee:
£120–£180 inclusive of VAT
The management fee is charged for the ongoing provision of management services throughout the management period and is calculated based upon the contractual rent due under the tenancy agreement or occupation contract.
Management services continue throughout periods of arrears, dispute, delayed payment, or enforcement activity, during which the agent’s management, compliance, communication, and administrative responsibilities frequently increase.
Management fees are therefore based upon the contractual rent due under the tenancy or occupation contract rather than rent successfully collected.
The management agreement continues whilst the tenant or contract holder introduced by the agent remains in occupation, unless terminated in accordance with the agency terms.

Arrears, Enforcement & Legal Administration
Periods of arrears or tenancy dispute frequently increase the level of management work and legal exposure undertaken by the agent.
Standard management fees therefore continue throughout periods of arrears, dispute, delayed payment, enforcement activity, or possession proceedings.
Additional enforcement, court, mediation, or specialist administration work outside routine management may be charged separately.
